1. Secure Lender Financing Approval & Determine Project Budget
2. Decide on Location & General Size of Home
3. Set up Initial Pre Design/Build Consultation
4. Begin Design Phase – Enter into the Design Contract
5. Begin Building Phase – Enter into the Building Contract
6. Permits, Utilities and Scheduling
7. Break Ground
8. Home Construction (5-9 Months Depending on Complexity)
9. Closing
10. Move In


The Design Contract

When standard blueprints are not provided, our clients enjoy working through the design and home plan process with us. We can hand hold you through the tough decisions and create the best plan for you. The Design Process requires a signed contract with a fee based on the scope and scale of the project. The result is a set of completed blueprints, 3 Dimensional CAD Model, a detailed specifications list and total home price. This contract is the first phase in the Design+Build Process.

Home Owner Preparation

  • List your home priorities (lifestyle needs, design ideas, size and price range)
  • Find 5–10 plans that have spaces you like (good bathroom, kitchen layout, etc.)
  • Find 5–10 front elevations you like (even if they don’t match the floor plan)
  • Bring these plans and your budget to us. We will help you refine your ideas and create a one of a kind design for you

Rocca Plan Design Development

  • Initial consultation to collect ideas
  • Presentation of conceptual drawings and further discussion of ideas
  • Presentation of 3-D computer models and preliminary blue prints
  • Revisions of blue prints and discussion of materials and specifications
  • Compilation of prints and specifications to create estimate
  • Further revision of plans and specifications to remain in budget
  • Agree upon price and begin final blue prints
  • Final pre-construction revisions

If you already have your home plans specifications we can give you an estimate for the cost of construction. A complete set of blue prints, location of the home, and a complete set of specifications is required to get an accurate price.




The Building Contract

Once the bid price, blue prints, and specifications are completed you are now ready to sign the Building Contract. The Plans and Specifications are submitted to the lender for a pre-construction appraisal and all necessary preliminary work is completed.

We then meet to review the contract with you in depth. At this time a deposit is required for engineering, building permits and site preparation.

When a Rocca Custom Home is constructed careful attention is paid to every detail at each phase of construction. We work diligently to provide you with a home of quality craftsmanship and structural integrity. To insure the performance of your new home we extend our building relationship into your first year of home ownership.

1 year warranty against defective craftsmanship, mechanical devices systems, missing parts, or omissions
1 month post move-in tune up
